Location

The site is located in between Bletchley and Newton Longville, on the outskirts of the city of Milton Keynes.

The site lies 2 miles south-west of Bletchley centre and approximately 4.5 miles south-west of Central Milton Keynes. Within a regional context, the site is 45 miles north-west of London, 36 miles north-east of Oxford and 50 miles west of Cambridge.

The site extends to an area of approximately 23.47 hectares (58 acres) and is L shaped. The site currently comprises two sections, with vacant grazing land on the west (Parcel A) and a let open storage yard and associated office building to the north east of the site (Parcel B). Parcel B has a passing rent of £87,500 per annum.

Vehicular access is obtained from Bletchley Road. SGN Commercial Services Ltd have a right of access over the driveway to provide an entrance to their operational depot.

A strip of land owned by Buckinghamshire County Council fronts Bletchley Road, for which the site has a beneficial right of access across.

A secondary narrow access stems north of Whaddon Road, consisting of an unpaved road with a public footpath running along the entire western boundary of the site up to the railway line. This footpath also branches to the east across the vacant land to provide another pedestrian access onto Bletchley Road.
