PLANNING POTENTIAL

Buckinghamshire Council was formed in 2020, superseding the Aylesbury Vale District Council and its adopted Vale of Aylesbury Local Plan 2013-2033. This Plan remains in place while the new council develop a comprehensive Local Plan.

Within this Local Plan the site is currently unallocated. However, the majority of the site is identified in the Milton Keynes Strategy for 2050 as a “possible future long-term development location outside of the scope of the strategy”.

This illustrates the potential suitability for development (subject to planning), under future planning policy.

There is a stream that runs across the site and therefore the land immediately surrounding this is included within Flood Zones 2 and 3 according to the Environment Agency Flood Map.

The Site is not situated within the Green Belt or in a conservation area. There are no Tree Preservation Orders.

Prospective purchasers are advised they should make their own planning enquiries with Buckinghamshire Council.
