• Approximately 23.47 hectare (58 acre) site comprising predominantly vacant grazing land (Parcel A), with a let open storage yard and associated office building to the north east of the site (Parcel B).
• Situated on the west side of Bletchley Road, between the settlements on Bletchley and Newton Longville.
• The site is flat and ‘L’ shaped, bounded by a railway line to the north and residential to the south. A small stream runs through the north half of the site between the east and west boundaries.
• The site can be accessed off Bletchley Road, via a private driveway containing a set of two hinged gates. The access is shared with SGN Commercial Services Ltd to provide access to their operational site.
• A second narrow access is located to the south of the grazing land off Whaddon Road. A public footpath follows this access path along the western boundary of the site as well as across the grazing land diagonally, meeting the southeastern boundary. 
• Part of the site (Parcel B) is subject to a lease with a passing rent of £87,500 per annum. The lease expires on 24^th March 2028 and contains a landlord rolling break clause subject to 12 months notice. 
• An area of operational land is located to the north of the site, owned by SGN Commercial Services Ltd, and is not included within the site boundary.
